Work begins on new Dollar General

The group building a new store in Rincon has wasted little time in getting its site ready.


Teramore Development, which is building a Dollar General at the intersection of Highway 21 and 10th Street, already has cleared the lot in preparation for building the store.


“We’d like to open the doors in May,” said Josh Hufstetler of Teramore Development. “But we’ve done it before, so we’re comfortable with it.”


The Dollar General store will be 9,400 square feet and is a new prototype, according to Hufstader.


“We’ve got all our best guys on the job,” said Steve Hufstetler, Teramore Development president. “We’re excited. We appreciate city council’s willingness to work with us.”


Rincon City Council members approved the final site plan at their March 11 meeting, and the developers have addressed the requirement for additional parking spaces, city planner LaMeisha Kelly said. The state Department of Transportation also has approved a right turn-only lane onto Highway 21.


“I know it’s been an adventure,” said Mayor Ken Lee. “I’m glad it’s worked out.”


Teramore Development had asked council members last month for a variance in the number of parking spaces. Based on demographics and traffic counts at other Dollar General stores, Steve Hufstetler told council members that 29 parking spaces was more than adequate. The company was able to adjust the design of the building to accommodate the necessary parking.


Hufstetler, who has been building Dollar General stores for 12 years, said the design for the new Rincon store will be “cutting edge.”


“It will be a nice-looking building for the neighborhood,” he said.


Hufstetler added there is a 15-year guarantee from Dollar General to be at that location, with five-year renewal option periods.


“Dollar General has a pretty good track record of renewing leases,” he said, “especially when we’re building new designs. “Dollar General is not going to go anywhere in 15 years.”
